Office Renovation Services in Dubai

The costs of running a business in an outdated, cramped or poorly organised office are higher than you think. It slows teams down, leaves a bad impression on clients and can cost a lot of space that isn’t used well. Whether you’re bringing your business to Dubai one day or moving to the Dubai International Financial Centre as part of a company’s relocation, we can carry out an office fit-out or renovation from the initial site inspection to the completion of the project, including the permits that most companies don’t understand they need.

We’re often asked what makes a contractor worth hiring for this kind of work. But in our experience, it’s about three things: showing up when you say you will, being up-front about cost and timeline, and actually knowing the approvals process. That’s the standard we adhere to, and that’s why our clients keep on coming back to us for renovation solutions other than just office spaces.

What Office Renovation Includes

Office renovation is more than just paint and new furniture. We typically service the following areas:

Usually, project teams do not include the complete set of these, but rather a combination. We begin by discussing your space and determine what it really requires rather than quoting a standard package.

How We Work

Our Renovation Process

From consultation to final handover, every stage is carefully managed to deliver a smooth and hassle-free office renovation experience.

1

Site visit and consultation

We visit your office, make measurements and discuss what isn’t working – too many closed rooms, no meeting room, the office looks old, whatever it is. This is a complimentary visit that typically lasts less than one hour.

2

Design and layout proposal

We created a floor plan and appearance for the space, plus a breakdown of costs. You have the opportunity to view the room before any reservations have been made.

3

Approvals and permits

When the work includes partitions, changes to the electrical work or any structural changes, we present the documents to Dubai Municipality and, as applicable, DEWA and Civil Defence. We take this step on our own, and you won’t be stuck awaiting permission.

4

Execution

Work will be planned so as not to close your business. We typically break up work into small chunks for occupied offices or work late into the night or on weekends.

5

Handover

Final walk through with you, snag list cleared and all warranty papers delivered.

Timelines and Cost Factors

While the specifics vary from office to office, a rule of thumb is:

Small Office

(under 1,500 sq ft, light touch-up): 2–3 weeks

Medium Office

(1,500–4,000 sq ft, partitions + flooring + electrical): 4–6 weeks

Large Office

(4,000+ sq ft): 8–12 weeks

The cost will largely depend on three factors: the amount of the layout which is going to be changed (moving partitions will cost more than repainting), the quality of the finish desired (standard versus premium), and if MEP (mechanical, electrical and plumbing) work is to be included. A written quote is provided after the site visit — don’t get an office quote by phone.

Quality Materials

Materials and Finishes We Work With

We work with budget finishes or premium finishes depending on the brief:

Partitions

Gypsum board, glass (framed and frameless), acoustic panel systems

Flooring

Carpet tiles, vinyl plank, epoxy, and raised access flooring are examples of different types of flooring.

Ceilings

gypsum false ceiling, mineral fiber tiles, exposed/industrial finish

Paint and wall finishes

Standard emulsion, textured finishes, wall vinyl/branding

When a company’s existing brand guideline is in place for colours and materials, we adhere to it instead of going by our own pre-determined look.

Why Businesses Choose Spacebuilt

Those looking for the best renovation contractors in the UAE are typically seeking a similar trait: the ability to not disappear while working or surprise them with an extra invoice at the end. That’s where we are at:

  • Permits and approvals are done for us; you don’t have to deal with Dubai Municipality or DEWA!
  • Written quotes following a suitable site survey, not estimates
  • Do tasks at times other than your regular working hours whenever possible.
  • One point of contact during the project, and not a rotating roster of subcontractors.
  • Project experience in Dubai and the UAE in both offices and homes, as well as commercial projects.

Permits and Approvals We Handle

There are always authorities involved in the process of office renovation in Dubai, depending on the scope of the project:

  • Dubai Municipality- Required for most fit-out and partition work
  • DEWA- For load changes or wiring, a DEWA is required.
  • Civil Defence NOC – If fire and safety systems (sprinklers and alarms) are impacted.
  • Landlord/building management approval- Required in almost all commercial buildings before any work starts
These are not an extra service, but we prepare and submit these on your behalf as part of the project.

Frequently Asked Questions

1. How long does an office renovation take in Dubai?
The time taken for small offices typically ranges from 2 to 3 weeks. Medium-sized offices featuring partition and electrical work require 4 to 6 weeks while large offices or complete headquarters renovation can take anywhere between 8 to 12 weeks. The total time for renovation will depend on any approvals needed as well as the actual work.
2. Do I need a permit to renovate my office?
Normally, yes. Renovations that include partitions, changes in wiring of the office, or changes to the fire safety system require approvals by the Dubai Municipality and at times even DEWA or Civil Defense. Also a permission from a landlord would normally be necessary. We perform all this work.
3. Can renovation happen while my team keeps working?
Most of the time, yes. For smaller jobs it can be phased or done after working hours. For larger jobs we can either recommend relocating temporarily or doing it floor-by-floor.
4. What’s included in a typical quote?
A quote usually includes labor, materials, permit fees, and project management. We will present you each item in the breakdown so that you would see exactly what every item of the budget goes to.
5. Do you handle IT and data cabling as part of the renovation?
Yes, typically this is done in coordination with electrical works so cabling is fitted prior to sealing walls and ceilings.
6. What if I only need part of the office redone?
It happens often that we work on only one floor, reception or conference rooms rather than the whole office. The scope of work depends on your walkthrough.
7. How much does office renovation cost in Dubai?
This depends significantly on the scope of work and finish level. A light refurbishment will cost significantly less than a full fit-out including new partitions and MEP works. We offer exact prices after the site visit rather than an approximate price range, as it’s impossible to guess without seeing the place.
8. Do you provide a warranty on the work?
Yes, we offer warranty conditions during handover that include both the quality of workmanship and materials (if needed).
9. What should I look for in a renovation contractor in the UAE?
The three most important things are: an appropriate site examination before delivering a quote, a transparent cost outline rather than a single figure and a team that takes care of all the necessary permits and approvals instead of leaving this part of the project to the client.
